POLICIES

EXTENDED STAY DISCOUNT:
Reservations for stays of 4 weeks or longer earn a 10% discount. This applies only to reservations which include no days during August. Should reservations span other discounted or “specials” periods, only one discount will be applied for any time period.

MINIMUM AND WEEKLY RESERVATIONS AND EXTRA PERSON(S) IN ACCOMMODATION:
• Shore Oaks Seaside Inn:
During Pre-Season, Post-Season and High Season, rooms are generally priced per room per night. The minimum reservation time on weekends is two days. The reservation period may begin on any day of the week. Walk-in stays may be charged on a daily basis as availability permits. We do not use roll-away beds at Shore Oaks Seaside Inn. Shore Oaks Seaside Inn is suitable for children over age 14.

• Cottages:
During Pre-Season and Post-Season cottages are generally priced per cottage per week. They are rented for a five-day minimum without meals, daily housekeeping or firewood delivery. Recreational facilities are less available then too. Cottages have an assortment of cooking facilities. “Kitchenettes” have a refrigerator, sink, counter, automatic coffee maker, toaster, and electric hot plate. Many have microwave ovens (MW). Utensils, dishes, pots and pans are provided. Some cottages have more sophisticated cooking facilities. Beds and hide-a-beds are made up for arrival only. Extra guests requiring hide-a-beds and additional roll-away beds are charged $70 per week during pre- and post-season. A mid-week change of bed linens and fresh towels are available self-serve through the office. Added services may be available as part of special promotional packages or included with the cottage. Please verify at time of booking.
During High Season cottages are priced per person per week. They may be rented for a three-day minimum, with arrivals and departures on Saturdays, Sundays or Wednesdays. Rates are based upon the adult rate for any rate period multiplied (x) by the minimum occupancy number for that cottage. Additional adults are charged the adult rate until all available beds are taken. Children have reduced rates per the Rate Schedule below. Many cottages have hideabed couches which are not listed among the number of beds. Extra guests accommodated by hide-a-beds are charged $65 per day during High Season. This rate applies to the youngest children in the group first. Children’s rate discounts are taken proportionately. Roll-away beds can be brought to most cottages and are also charged at $65 per day during High Season.

Children’s Rates-High Season:
Infants up to 2 years $49/week
Ages 2-5 inclusive Half the adult rate
Ages 6-11 inclusive Two-thirds adult rate

Adults, Children, & Babies:
Children and babies are welcome in cottages. Portacribs and full-sized cribs are available. High chairs and booster seats are in the family dining room. Shore Oaks Seaside Inn is suitable for children over 14 years of age. Families with small children should entertain adult guests at cottages rather than have adults entertain small children at Shore Oaks. Shore Oaks is not equipped to accommodate children less than 14. Meals may be ordered “to go” when meals are being served at Shore Oaks.

MEALS:
• Cottage guests: During High Season (June 21 through September 7, 2008) BREAKFAST AND DINNER ARE INCLUDED IN OUR MODIFIED AMERICAN PLAN (MAP). Each Sunday there is an expansive brunch in lieu of breakfast. Meals at this time are served at the historic Oakland House "Rusticator" restaurant. A beach lobster picnic is traditional every Thursday evening during High Season. Children may order from either the children’s menu or the adult’s menu. Meals are not included with cottage stays during other periods or as specified in special promotional offerings.
• Shore Oaks guests: OUR 2008 RATES INCLUDE A FULL BREAKFAST (BUT NOT DINNER). Sundays in July and August feature an expansive brunch in lieu of breakfast. YOUR RESERVATION CAN BE MADE WITH OUR FULL BREAKFAST AND DINNER PLAN (Modified American Plan/MAP) for an additional $30/person/day (plus tax). A beach lobster picnic is traditional every Thursday evening from June 26 through September 4. Most meals are served at our historic "Rusticator" restaurant. We suggest you reserve your dinner plan (and beach lobster picnic) when you reserve your vacation. Kitchen facilities are not available for guests to fix their own meals at Shore Oaks.

ALCOHOLIC BEVERAGES: Shore Oaks has a small refrigerator in the pantry for guests to store perishables and non-alcoholic beverages. Our liquor license does not permit guests to store alcoholic beverages bought at a store or brought from home in the Shore Oaks pantry refrigerator. The State of Maine governs how we serve wine, beer, and other alcoholic beverages to guests at this century-old rambling oceanfront compound. Once familiar with the idiosyncrasies of these rules, they will not pose a problem. Guests may bring their own beverages and store them in the privacy of their own room (in a cooler for instance). Oakland House provides room delivery of beverages purchased from its wine and beer list. Maine law permits consumption of room delivery beverages on the porch and in the living room at Shore Oaks.

EXTRAS: Alcoholic beverages ordered with dinners are NOT included in rates. During High Season, a box lunch may be purchased by placing an order with the kitchen ahead of time. Additional restaurants are within a 10 to 30 minute drive.

RESTRICTED DIETS:
The culinary staff can accommodate almost any dietary requirement. Please notify us in writing of any dietary restrictions two or more weeks before your arrival.

DEPOSITS:
An advance deposit of 30% of the total stay or a minimum of two day’s charge is required. All deposits will be applied to the last days of a guest’s reservation.

CANCELLATIONS:
Deposits are refundable for cancellation up to forty-five days (sixty days for reservations longer than two weeks) prior to arrival date. The deposit will be refunded by August 31. Deposits for reservations cancelled less than forty-five days prior to arrival date are refundable only if the space can be filled by another guest. Guests departing in advance of the reserved date of their reservation will be charged for the time reserved unless the space is subsequently filled by another guest.

SUBSTITUTION OF ACCOMMODATIONS:
Occasionally through unforeseen circumstances an accommodation may have to be changed. If at all possible, guests are consulted prior to arrival. We make every attempt to up-grade in such a situation and not charge for the difference. If necessary to substitute a less expensive accommodation the lower price will be charged. This happens rarely, yet is possible.

PAYMENT OF CHARGES FOR EXTENDED STAY GUESTS:
Periodic bills will be prepared during the time of the stay so that charges will be spread evenly over the visit. Deposits will be applied to the last week of a guest’s visit.

MAINE STATE MEALS AND LODGING TAX:
The Maine State Meals and Lodging Tax (7%) will be applied to all rates.

CHECK-IN TIME:
AFTER 4:00 PM.
Seating for dinner is between 6:00 and 7:45 PM so please advise us if you plan to arrive after seating time so we can wrap your dinner. If you plan to arrive after 9:00 PM we will leave directions to your accommodation. Wine and beer may be purchased with dinner or you may request it to be delivered to your room prior to arrival. Restaurants in the area operate on “country time” and tend to close earlier than in the city. We suggest planning ahead for meals.

CHECK-OUT TIME:
BEFORE 11:00 AM
Requests for late check-out must be approved by the office in advance. Restrictions may apply.

USE OF RECREATIONAL FACILITIES:
During High Season the ocean dock, rowboats, saltwater beaches, hiking trails, lake beach, and evening videos in the barn are available for the enjoyment of all Cottage and Shore Oaks guests. The office has a well-stocked brochure rack and is up-to-date on the latest events and local attractions. Boat tours of the bay will be publicized at dinnertime throughout the High Season. These trips cost extra. Kayaks and canoes are available to rent from sources nearby as are the services of knowledgeable Registered Maine Guides. Whale watch trips are also available in nearby Bar Harbor. We usually get “sighting” reports daily. Nearby are golf courses and public parks.

PETS AND SMOKING:
NO PETS are allowed at Oakland House Seaside Resort. At Shore Oaks Seaside Inn, all Oakland House cottages, all Oakland House dining rooms, and the Barn, smoking is allowed outside only, thank-you. Due to the risk of fire, we request that cigarettes be extinguished in the proper receptacles and not on the grounds or trails (especially important). Bonfires are by Brooksville town fire permit only.

THINGS TO BRING WITH YOU:
Beach Blankets/Towels: These are not provided. Other items: windbreakers, a warm sweater, binoculars, flashlights, beach pail are all good things to have for boat trips (even in August), beach walks, and moonless, starry nights.

MERI/Marine Environmental Research Institute Summer programs for kids (Blue Hill), Seamark Workshops (Little Deer Isle), Abbe Museum (Bar Harbor), The Observatory at Penobscot Narrows Bridge (Bucksport), Guided Sea Kayak Tours, Lobsterboat tours of the Bay, Mount Desert Oceanarium (Two locations on Mount Desert), and Children’s Discovery Museum (Bangor). Seeking more adventure? Attend any of many live musical concerts given at Kneisel Hall (Blue Hill), wander the unspoiled trails of Holbrook Island Sanctuary (Brooksville) or take a class at WoodenBoat School (Brooklin).

SPECIAL EVENTS & GETAWAY PACKAGES:
Weddings, business seminars, corporate retreats, Schooner and powerboat day cruise/getaways, and family reunions occur at Shore Oaks Seaside Inn and cottages. We arrange for florists, bakeries, tents, bands, stages, sound equipment, photographers, and officials. Bookings are being taken for 2008 and 2009.
